This is an exciting time that the title is registered. The settlement has been triggered on 25th of July 2019 by Mills Oakley, with settlement date on 8th of August 2019.
Our aim is to ensure your settlement runs as smoothly as possible and with this in mind, we wanted to provide you with some useful information so you are ready for settlement and know what to expect.

Arden Gardens update – July 2019

Expected Settlement Dates

Stage 1 Purchasers- Comprising the entire Podium (Levels 1-3 except for M301-M312) and the Canning Tower (all lots starting with “C” on the Plan of Subdivision)

Council has just confirmed Stage 1 Plan of Subdivision has now been certified with a Statement of Compliance (SOC). CBD Development Group (North Melbourne) will be submitting the registered Plan of Subdivision to the Titles Office for approval and creation of the individual titles. The normal processing time for this is about 2 to 4 weeks. We are still anticipating settlement for Stage 1 purchasers to occur in early-mid August 2019.

Once the individual titles are obtained along with the occupancy permit for the building, Mills Oakley will send out formal notice to all purchasers and their legal representatives, calling for settlement. Purchasers will then have 14 days to complete their finance and have their conveyancer attend settlement for their apartment.

Stage 2 Purchasers – Purchasers for M301-M312 and the Macaulay Tower from level 4 to level 15.

We would like to advise that settlement of Stage 2 apartments is anticipated for early-mid September 2019, subject to the above approvals.

Now that we are only a short time away from settlement, it is highly advised to check in with your bank or broker to arrange finance pre-approval (if applicable).

Further details around the timing and location for settlement will be provided in a future update, along with the process for collection of handover packages post settlement.

Both Stage 1 & Stage 2 Purchasers: 

We are now conducting bank valuations for all apartments. Please advise your banker or broker to contact the settlement team to book a valuation time.

Arden Gardens update – June 2019

Expected Settlement Dates

As advised previously, we are anticipating settlement for Stage 1 purchasers to occur in early- mid August 2019. We are still aiming for this settlement period, however it is largely dependent on timely approvals by authorities. Stage 2 settlement to be followed shortly after Stage 1 settlement.

Steps for Settlement

  • Completion of construction works including the additional works required by the relevant authorities and submission of all relevant documents to the council to obtain statement of compliance for the development.
  • After statement of compliance is obtained, the registered plans of subdivision will be submitted to the titles office for approval and creation of the individual titles
  • Once the individual titles are obtained along with the occupancy permit for the building, Mills Oakley will send out formal notice to all purchasers and their legal representatives, calling for settlement

All works on site are are progressing well. Hickory is now in the final stage of completing the internal fit out for the Macaulay Tower, scheduled to be fully completed by end of April.

Arden Gardens – Purchaser Update – September 2018

General:

  • As of the end of September, we are well underway to complete the external façades of the two towers.
  • The glass façades in the Canning tower are now fully complete, both its elevators have been installed, as well as the core mechanical and hydraulic services.
  • All gantries and scaffolding have been removed from the perimeter of the project on ground level, giving the outer apartments of the project a fresh look.
  • Level 1 apartments have been mostly completed and are undergoing final cleaning.
  • The crane tower servicing the Canning tower was dismantled towards the end of August.
  • Interior fit out has started for level 5 in the Canning tower.
  • Construction progress – 80% complete

Construction works are now focused on completing the podium, including the terrace apartments, the roof-top garden, and works to the commercial complex below. Particular focus is being directed towards completing the outer façades and signage areas for the Woolworths supermarket and ground level retail premises. We are coordinating the construction works with Woolworths to allow them to commence their internal fitout works.

Arden Gardens – Purchaser Update – August 2018

Construction Progress

CBD Development Group is proud to announce the ‘topping out’ of our Arden Gardens development, as of the end of July 2018. This major project milestone signifies the structural completion of both towers of the project. The final concrete slab to the Canning Tower was poured at the start of June, while the taller Macaulay Tower reached the highest elevation point of the project at the end of July.

Construction works have been progressing well and the development is now at an estimated 67% complete. Settlement is anticipated to occur in early- to mid-2019, depending on the location of your apartment. Further details have been provided below.

Gantries and scaffolding have also been removed from the ground floor retail precinct on Vaughan Terrace, making it visible to passers-by, giving locals a look into their new landmark shopping complex.

Construction is now focused on the internal fittings of individual lots, such as bathrooms and kitchens, as well as the installation of glass facades to both towers. Internal fit-outs are currently up to the podium level (Level 3), with most of the internal walls installed and ready for joinery and cabinetry installation.

Once complete, Arden Gardens will be home to almost 300 luxury apartments, spanning two towers and over 15 levels. 288 Albert Update – 10.05.18

General:

  • CBD Development Group confirm that the complications surrounding relevant approvals/consents have now been resolved and the Plan of Subdivision has now been lodged with the titles office. Given their current processing times, we are expecting the Plan to be registered next week.
  • As the Occupancy Permit has already been issued, we will call settlement as soon as the Plan of Subdivision has been registered.
  • The following documents can be found at the Dropbox link below, but we confirm these documents have not changed since they were previously issued.
    • Certified Plan of Subdivision (Ver U) – The Plan of Subdivision has been slightly amended as per Council’s requirements. The Plan has now been certified and a Statement of Compliance has been issued. A copy of the Plan of Subdivision and a record of the changes between versions has been provided at the link;
    • Occupancy Permit – We confirm this has been issued and a copy is provided;
    • Summary of Changes between Plan of Sub Versions – Similar to the previous one issued; and
    • New Street Address Allocation – Same as the one previously provided.

  • Settlement Date: As mentioned above, the Plan of Subdivision has been lodged and we will call settlement as soon as it is registered. Purchasers’ legal representatives will be notified by P&B Law when this occurs. Settlement will then be expected to occur as per the time frame in the Contract and settlement times will be coordinated between the legal representatives. We apologise for the inconvenience and uncertainty surrounding the registration of the Plan of Subdivision. We were reliant on interested third parties to provide approvals/consents before the Plan could be lodged and process.
  • Individual Title Reference (Volume/Folio) for the Apartments: This is pending registration of the Plan of Subdivision, at which point individual titles for the lots will be issued.
  • Certificate of Insurance for the Building: This will be organised by the Owners Corporation Manager after the Plan of Subdivision is registered, but prior to settlement. A copy of the Certificate of Currency will be provided by either CBD Development Group or our legal representatives.
  • Additional Inspections: At this stage, we will be only providing inspections to recently sold lots which have not yet had the opportunity to conduct a purchaser inspection. Purchasers who have still not yet performed their inspection will be contacted directly in due course.
  • Defect Rectification: The builder has a defects team on-site attending to defect rectification. The inspections forms issued to our office have been passed on to the builder. Any major defects should be rectified prior to settlement, but minor defects may be rectified during the defects period in the Contracts of Sale.
  • Moving In: The moving-in process will be coordinated by the Owners Corporation and the Building Manager. Further details are provided below.

General:

CBD Development Group confirm that construction works are complete, however we are still awaiting various approvals before we will be in a position to lodge and register the final Plan of Subdivision. We are unable to call settlement until such time and are unable to provide a clear settlement date, as this is reliant on third party approvals.

Frequently Asked Questions:

  • Settlement Date: We cannot lodge the Plan of Subdivision until the Plan has been certified by Council and we can lodge it with the Land Registry. We are now estimating this to occur towards the end of April, after which point we can call settlement. We apologise for the uncertainty and inconvenience, but we are pushing Council for this to be resolved ASAP.
  • Individual Title Reference (Volume/Folio) for the Apartments: This is pending registration of the Plan of Subdivision, at which point individual titles for the lots will be issued.

Construction of 288 Albert is progressing incredibly well, with L.U. Simon Builders having completed approximately 55% of the total build.

The buildings concrete structure has topped its maximum height of 14 floors, making 288 Albert the tallest building in Brunswick. The two tower cranes will be dismantled within 6-8 weeks, signifying the accomplishment of a huge milestone for the project team.

A suburb’s bohemian vibe provides architects with the influence for this inner-city apartment project.

In the hipster heartland of Brunswick, architects can afford to be less restrained in the creativity department. Drawing inspiration from the ironic moustached and so many bikes, the designers behind 288 Albert have let themselves go. Just a little.

Stuart Marsland, principal at Rothelowman Architects, says the sense of freedom opens up more possibilities. “In terms of the actual Brunswick vibe, we’ve seized opportunities to be a little bit more experimental with some of our materials,” he says. This can be seen on the exterior of the 14-storey building where a concrete and metal combination makes striking impression.

A network of lanes at ground level will also appeal to trendsetters, Marsland says.
“We think this is important because retail activation doesn’t just happen on the high street, it happens behind the high street so there are going to be opportunities to have a network of laneways that connect though to various different spaces,“ he says.

Part of the design brief from CBD Development Group was to give many of the 270 apartments a view to the city. “Most of those apartments in the top half of the building will get uninterrupted CBD views.”

Making the most of the surrounds, the apartments feature floor-to-ceiling windows. There are also timber floors and open-plan living spaces. At the communal rooftop garden, residents can show off the view to friends while cooking up a barbeque amid the landscaped garden beds.

This is the first of two buildings that make up 288 Albert. The second is seven levels. Both buildings will sit above ground-floor retail spaces.

Holmes Hill Settlement Purchaser Update – 24.02.17

 

Construction Works and Settlement Period:

Construction of Holmes Hill has continued to progress well. Subject to any unforeseeable occurences, settlement is expected between late March to early April 2017.

Finance:

In the event you require finance to complete your purchase, please ensure that applications are made now for pre-approval. If you are having difficulty obtaining finance, please contact the CBD Development Group Head Office or your agent for assistance.

Valuations:

We are now providing valuations access for all levels in the development, and valuations inspections can be booked by clicking here. 

Purchaser Inspections:

The development is not yet ready for purchaser inspections. Only valuers will be granted access via booked appointments at this stage. We intend to have one defects inspection during a specified time frame for purchasers to inspect their property, as well as one final inspection prior to settlement. Further details about purchaser inspections will be provided directly to all purchasers in a further update.

Blind Installation:

Should you require blinds installed in your apartment before or near settlement, please contact us for our preferred contractor’s details. We cannot provide access to individual contractors prior to settlement.

 288 Albert Construction Commencement Ceremony – 15.10.2016

 

CBD Development Group were excited to celebrate the construction commencement ceremony of 288 Albert, and to announce L.U. Simon as the project builders.

Arden Gardens Grand Launch Event – 10.09.2016

 

On Saturday the 10th of September, CBD Development Group were proud to introduce Arden Gardens to the public. The grand launch celebration event was held at the display suite located at the project site, where the public were treated to complimentary finger food and beverages.

Throughout the event our sales agents, CBRE Residential Victoria, were actively selling to prospective buyers. The project will bring a combination of 1, 2, 3 & 4 bedroom apartments with an attached commercial complex, due for completion in 2018.

In support of the ongoing commitment to the community, CBD Development Group’s CEO Mr. Chen Guo Jing presented $10,000 donations to each of the following local organizations:
